Wisconsin law now allows designated agency

Providing a platform for buyers to receive the advise and negotiation skills of the agent with any property of consideration, including a Coldwell Banker The Real estate Group, Inc. listing.

In the state of Wisconsin you can choose to have us represent you in two ways. The first is that of traditional agency, a situation in which the agents represent the seller in the transaction. In this agency selection you are viewed as a customer. The state of Wisconsin provides stringent laws on fair and honest treatment and material adverse fact disclosures to all parties. The agents however owe the seller duties of loyalty to the seller (holding the seller's interest above that of other parties). This has been the traditional way of providing real estate services in the past.

The second way of representation is where the agent represents you in the transaction through buyer agency. In this model you sign a contract with the agent/agency to represent you in the transaction. Here, the agent is working on your behalf. The duty of the agent's loyalty belongs to the buyer.

Buyers now have the ability to work directly with the agent hired under what is called designated agency.
